For the first time in recent memory, there are fewer than 1000 homes for sale in Colorado Springs. We added 706 new listings in November but sold 820. Although the average and median prices are both up over 7% from the same month last year, they are lower than they were in October. That means that in four of the last five months the home prices have dropped from the previous month. Homes that were for sale went under contract in just 27 days on average. So we have a hot seller’s market with fewer and fewer sellers stepping up.
