September 2018 Westside Market Update

The hot market on the Westside is finally showing some signs of slowing down. Although the prices continue to rise, the length of time it takes for a home to go under contract is headed up, with one notable exception.

While the county average days on market for September was 27, in the Northwest area above Garden of the Gods Road, the time was 59 days! In Old Colorado City, the time on market was 36 days and in the Southwest, it was 44 days.

The one exception was the West MLS area that goes from GOG Road to Old Colorado City. In September, homes there went under contract in an average of just 8 days! In addition, the average sales price there rose to $460,000 compared to the county average of $344,000.

Whether this is a trend or an anomaly, only time will tell. This video has all the details for each area of the Westside.
